The National Dallas

About the Project

Previously known as the First National Bank Building or Elm Place, the National Dallas is a 51-story building that was redeveloped in 2019 and is comprised of over 1.3 million square feet of Class A commercial office space, retail, hotel, residence, and entertainment. The National Dallas was once known as the tallest building west of the Mississippi River when it was built in 1964.

 

The general contractor chosen to renovate this Dallas icon was Andres Construction. H&G Systems was selected as the design build mechanical contractor. Enviromatic Systems performed the HVAC controls work associated with this building. The control system manages the sequencing and control of one two-cell cooling tower, three (3) condenser water pumps, two (2) heat exchangers, three (3) building water pumps, the domestic hot water boiler system controls, submetering BTU’s utilizing Onicon System-10 BTU meters to track and monitor central plant usage among multiple areas of the building, one-hundred thirty (130) water source heat pumps serving common areas, thirteen (13) Fan Powered Terminal Units with electric reheat to control the space temperature of a common area, and overall comfort for this exceptional property.

 

In addition to HVAC and temperature control, we have also installed stairwell pressurization panels and floor smoke removal panels to allow for the manual evacuation of products of combustion in the event of a fire. There are panels located in the building so that first responders can manually manipulate airflow to safely evacuate smoke and assist occupants in utilizing the stairwells to evacuate the building.

 

This property has residences, multiple restaurants (Monarch, Kessaku, Catbird, and “Nine” at the National), and houses the Thompson Hotel a Hyatt Property).

 

Our project team consisting of David Holcomb, Derick Harris, and Tim Chambers fought through COVID and many other obstacles including a highly aggressive construction schedule to meet all deadlines and get this property opened on time in the Fall of 2020.
