About the Project

One Allen Center in Allen, Texas, is a breath-taking Class-A 5 story building with floor to ceiling windows in the office suites and boardroom. Located on the corner of Highway 75 Central Expressway South and Bethany, this 150,000 square foot facility was constructed in 2006. The building HVAC systems include a condenser water system with a two-cell tower and four condenser water pumps that feed self-contained air handling units on each floor. These units in turn feed VAV boxes with electric re-heat that are spread across each floor.

 

In 2006, Enviromatic Systems was contracted under SkiHi Mechanical out of Fort Worth to furnish and install the Reliable Controls BACnet building automation control and energy management system on this new building that was initially constructed as a core and shell available for future tenant lease space finish-out. This is a very typical method of construction for commercial office buildings – where the building developer or REIT designs and constructs the base building speculative on future tenant leasing. This approach creates a blank canvas for a tenant to create a proper working space that meets their needs. Core and shell construction is also called the “base building.”

 

After this initial construction of the building in 2006, Enviromatic Systems has continued to expand the Reliable Controls building automation system to the building tenants that have expanded throughout the building over the years. This speaks volumes to Reliable Controls’ commitment to backwards compatibility, so all new components are able to communicate and interoperate with the older original hardware. Reliable Controls and Enviromatic Systems believes in sustainable building automation systems that outlast anything else on the market. This lowest total cost of ownership over the life of the building, is a mindset that has made us extremely valuable for numerous building owners in Texas.
