122 West John Carpenter Fwy, Irving, Texas

122 West John Carpenter Freeway is a six-story Class A office environment in the heart of Las Colinas at the intersection of John Carpenter Freeway and North O’Conner Boulevard. The building has a central plant with two chillers, two cooling towers, two chilled water pumps, and two condenser water pumps. Each floor has two air handling units that are laid out in an east/west configuration that feed fan powered boxes and vav boxes across the floor.

In 2015, Enviromatic Systems performed a control system retrofit for Cap Harbor Property Management on the central plant, the entire first floor of fan powered boxes, and all of the building’s air handling units. This was an upgrade from the existing pneumatic control system that was original to the building when it was constructed in 1981. This required all new system BACnet web-based controllers (Reliable MachProCom, Reliable MachProSys, numerous MachProAir controllers, and Reliable SS-L and SS3-E space sensors to allow occupants to adjust space temperature levels for comfort), a complete communications trunk to be run throughout the building, new end devices such as relays, actuators, valves, current transformers, and other components needed to bring the building into the modern era.

The new Reliable Controls system was also installed while the building was occupied and with minimum interference to the tenants while this was performed. Existing system retrofits are a specialty of Enviromatic Systems where it is critical to provide a seamless transition from the previous controls system to the new one without any occupants noticing.

Since the retrofit upgrade of the existing pneumatic control system back in 1981, Enviromatic Systems has continued to expand the new Reliable Controls building automation system to all of the additional building lease spaces in 122 West John Carpenter Fwy taken up for new tenants that have moved into the building. We have enjoyed a great partnership with the team at Cap Harbor.
