Summit II at La Frontera, Georgetown, Texas

It’s not everyday that a real estate group from California embarks on new office space in the greater Austin area. We were fortunate enough to work on the Summit II at La Frontera project for Mark IV Capital and Bury Consulting MEP Engineers (Bury is now known as Stantec Engineering) back in 2018.

Enviromatic Systems, Inc. worked under Rabroker Air Conditioning and Plumbing out of Hewitt, Texas to perform the BACnet DDC controls on a very complex mechanical design consisting of two commonly ducted Aaon VAV rooftop units that would then serve numerous VAV terminals. The tandem DDC sequencing for these air handlers was very unique and something that would not be possible by factory controls…customization. Factory controllers are rarely capable of a custom configuration dependent on the sequences of related mechanical systems.

This programming required a high level of customized RC Basic programming on using Reliable Controls MachPro controllers to maintain safe operation and to keep the building comfortable.

This 2-story Class A Office building consists of 95,000 square feet and is a gem of an office building in Round Rock, Texas. Over the course of the last few years, several tenants have occupied spaces and we performed the DDC controls and energy management system installation for the fan powered terminal units utilizing the Reliable Mach Pro Air BACnet controllers and the Reliable SS3-E Smart Sensor 3 with electronic paper display.

This space sensor (aka thermostat) allows tenants the ability to adjust their own personal space setpoint while also giving the building engineers the ability to monitor space conditions and limit drastic space temperature settings, thus reducing energy costs and carbon footprint.
